In 2003 the concept of a master planned community was introduced to the City of Lavon by a visionary group led by development company World Land Developers, LP. Constructed in several phases, Grand Heritage would ultimately house over 1,400 residential single-family dwellings when completed. It was intended to promote a lifestyle of community and in-community entertainment that could be enjoyed by all, from young families just starting out to the elderly and retired. The concept would include commercial property that would then invite commerce and provide to the community the public support and conveniences found in more populated areas of the Metroplex. In 2005 this community was recognized as the best residential project in the Dallas Metroplex and awarded the Dallas Business Journal Best Real Estate Deal award for this achievement.
